Have you ever had that feeling that the stars have all aligned and you’re right where you should be? I’ve had the idea to form Axia Real Estate Advisors for some time and when the opportunity came, I jumped on it. I’ve been taking care of investment properties for many years and over that time have noticed that goals and plans to reach them are important as are benchmarks to measure against. The best results, however, come from leading from the heart. When we’re passionate about what we do and we like who we’re working with, it’s not hard to produce extraordinary results.

Forming my own business has afforded me the opportunity to think about who I am and those I serve. In grad school I taught undergrad Economics and Statistics courses. I love to teach. For me, the best part is when a student relates the subject to something in their own lives that demonstrates they fully understand the concept. I also love to learn and find I learn from every transaction. I am grateful to the people who have taken the time to share their knowledge with me and aspire to give back when I can. Some leasing broker friends in San Francisco shared with me that they didn’t understand why their clients made certain investment decisions. Over pizza and wine on a foggy summer Saturday evening in their office, I showed them how to calculate IRR for a fictional investment and how some decisions affect cash flow and cap rates so they could better relate to their clients.

I recognized my passion for helping owners and users create more value from their commercial real estate (CRE) when I started taking CCIM classes. My career has spanned the “soup to nuts” of a property life cycle from an investors point of view; from acquisition to financing, redevelopment to disposition. I thought I knew a great deal about investment management, however, CCIM (Certified Commercial Investment Member) education revealed more ways to create value. I want to show owners and users of commercial real estate how to increase the value of their holdings and use their investments to grow their portfolios.

For some property owners that may mean bringing teams of professionals to help. I have passion for team-building and have a deep national network of wonderful CRE professionals who have helped me make the investments I’ve worked on more valuable. For example, I was working on an investment in the mid-west that had a unique disposition strategy requiring an attorney who knew about the somewhat obscure IRS provision driving the strategy. I made a phone call to an attorney friend in Minneapolis who happened to have a partner who had closed using this provision numerous times and we successfully closed the transaction.

Owners and users of real estate are primarily focused on running their businesses. We can bring our knowledge, experience and relationships to help improve the value of your properties.
